When we (my brother, sister and myself) put our late parents’ house on the market in October 2008, it could not have been at a worse time: the recession had begun to bite so we had to choose the ‘right’ agent. Richard James was one of 3 agents who gave a valuation for probate and had not been personally recommended to us. But, following long deliberation, we decided to engage them because they seemed very keen to have the business and confident that they would be successful and they had sold a number of similar properties in our immediate area. We liaised with James. From the start he worked energetically and within 3 weeks, we had two offers including a good cash offer - lower than the asking price - but which we accepted. This transaction fell through because, following a survey, the would-be purchasers dropped their offer so much that we felt unable to proceed with them and we had the repairs done ourselves. By then it was winter when, as is normal at that time of year, there were few viewings. This was a stressful time for us but what impressed me about James was that we had an open, honest relationship. He always answered emails and phone calls, often spending considerable time supporting and advising. However, even when he disagreed with us, he was never ‘pushy’. He accepted our decisions without losing interest. In fact he would re-double his energies to find us a buyer. By April viewings had picked up but we still hadn’t had another definite offer. Although I did not really want to, I told James that we would have to go ‘multiple agency’ and engage another agent. He said that he understood and reassured me if any of those who had already seen the property were to make an offer, he would still charge the commission for ‘sole agency’. In the event, we did not have to engage another agent because a good offer, for the same amount as we had accepted before, was made and we exchanged the following month. We were assured that the purchasers who were about to be married had fallen in love with the house and this made disposing of the family home not only a great relief but a pleasure. From then on everything went through smoothly and efficiently. Thank you, James.
